My name is Sandra Jiménez Llorens. I’m a Technical Architect and Building Engineer from the Polytechnic University of Valencia. In June 2018 I started working in the real estate sector as an associate agent in RE/MAX Urbe II. I’m a Real Estate Buyer (REB), REALTOR and I am certified as a BUYER’s REPRESENTATIVE (Buyer’s Agent). I also write the blog “Abandonen el edificio” in the online cultural magazine El Hype. What is a REB and what can they do for you

A Real Estate Buyer (REB) is a professional who helps you find the ideal home to buy, without you having to spend a lot of time and effort on the search.

  • I will save you money and time.
  • I will look for all the properties available on the market that adapt to your needs, both
    in the published real estate offer and the one that is not, because I know the city and
    the neighbourhoods in depth.
  • I will avoid administrative formalities.
  • I will negotiate the price for you based on a valuation and a previous report. So that
    YOUR PURCHASE is a profitable, safe, easy and pleasant experience.

How do i work

Negotiating a property is not only a question of price but it’s also important to solve the necessary formalities for a perfect acquisition. As a Real Estate Buyer I will be at your side advising you during the whole purchase process. You will have my support in the different stages of the acquisition of your property. I will look after your interests at all times and resolve any conflicts that may arise.

Phases

This is the process we will follow to find your new home in six steps.

01. INTERVIEW to get to know each other

The first step is to get to know each other, to talk to identify with you what your wishes and needs are, what aspects your ideal home includes. It’s important to focus your real estate search to save you time and unnecessary visits.

02.SEARCH, ANALYSIS and VISITS to the properties.

  • I search my database, my network of trusted agencies and possible opportunities in the area.
  • I analyse the properties to keep only those that really fit your needs.
  • I accompany you on viewings, to make sure I check all the key aspects of the property
    and the building.

03. FIND your
new home.

  • I select the property to put it in the presentation portfolio.
  • I check and verify the administrative, legal and town planning documentation of the
    property prior to the purchase.

As a Technical Architect and Building Engineer, I study the proposal in depth, reviewing
all those questions about design, habitability, surfaces, construction, materials, possible
renovation and indicative price.

04. BUSINESS the economic proposal.

  • I carry out an exhaustive study of the market and prices in the area in order to argue
    an optimal and fair negotiation.

05. Closing and formalisation of the SALE and PURCHASE.

+ I review and prepare the pre-documentation:

  • Identification: DNIS or NIES.
  • Simple note.
  • Deed.
  • CEE.
  • Plan of the house.
  • Cadastral certification of the reference value.
  • Real Estate Tax (IBI).
  • Proof of transfers.
  • Certificate from the owners’ association.
  • Bills: wáter, light and gaz.

+ I review the preliminary draft of the deed of sale a few days before signing.

+ I make an estimate of the purchase and sale costs due to taxes, notary and registry
fees.

I will be with you at all times, accompanying you during the reading and signing of the
public deed at the Notary’s office.

06. SERVICES AFTER THE SALE AND PURCHASE.

  • I carry out the post-sale formalities: changes of ownership of all supplies and of the
    community of owners.
  • I help you to contract the removal.
  • I facilitate the contact of professionals specialised in small repairs or reforms, as well as anything else you may need.
